Window Sash Repairs
Check the windows sashes regularly for signs of damage, mildew and mold. You can avoid the cost of repairs in the future by catching the issues in the early stages before they become too much.
The sash is an interior framing that moves vertically either up or down in windows that are open. This article will teach you how to make several easy repairs to your sash.
Weather Stripping
Wood window sashes give the classic look to your home. If properly maintained, they will last for a long time. They may, however, be damaged or degraded over time due to exposure and normal wear. Thankfully, sash repair experts can restore your windows back to their original condition and keep them looking great for longer than replacement windows.
Weather stripping is the most important aspect to consider when you are repairing windows that have sash. It's located on both the frame and sash. If it's loose or worn out, it can cause drafts and other issues. To fix it, begin by finding your window brand and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash, and mark its size and width so that you can find a replacement weather stripping that matches.
Then, take the sash from the holder and place it on a flat surface to allow you to see all four sides. If your sash is double-hung, you'll need to remove the weights as well as their accompanying ropes, which should have fallen into the intended pocket in the jamb liner. After removing the sash using the utility knife, take off the weather stripping that was left by hand or using the putty blade.
After the sash is cleaned, you can replace the stoppers that separate the two sashes. These are long pieces of wood that are used to separate the two sashes. Pam likes to replace them with standard 1/2-inch by 3/4-inch window trim from the lumberyard. However, you could also use a piece of scrap wood.
After removing the stoppers for parting and trimming them to the desired length and thickness, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound using your putty tool, and allow it to dry for at least a day. Once it's fully cured and dried, apply a second coat of acrylic latex paint. This will help protect the putty, and give your sash a fresh appearance.
Sash Hardware
The hardware that supports the window sashes may wear out with time and use. This could lead to windows or doors that is difficult to open or close. The good news is that repairing and replacing this hardware is generally quite simple and inexpensive. If a sash becomes difficult to operate, try spraying some lubrication into the jamb channel then open it to see if that solves the issue. If not, the issue is likely with the sash balance, and you'll need to remove the sash to gain access to this hardware.
Window sashes should be able to open and close with minimal effort. However, this could be difficult if the weights are worn out or the sash-to-rail connecting rail isn't coated. This problem can be due to various reasons that include an absence of maintenance or an unmatched weight rating.
If the hinge arms on a window begin to sag this could cause the sash to drag and eventually hit against the frame at the opposite corner (Photo 1). To fix this issue, first make sure the sash is firmly seated in the opening of the frame and then remove it from the window. If the sash is screwed to the hinge arm, you'll have to loosen the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).
Due to sagging hinges, and a general deficiency in energy efficiency, windows that are old, especially those in older homes, may be difficult to open or close. In most instances, a few easy repairs can transform these windows into smooth operation again and save the homeowner cash on energy costs.
In order to make these repairs to the sash it is essential to have all the necessary tools lined up before you begin. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to get the channel back on position correctly after you've completed. Remove the sash and then remove all hardware including the parting beads cords, chains, and cords that keep the sash in place. Heat gun with nozzle shield and medium setting will soften any hardened glue. Remove the old sash, and put it in a bag that is labeled.
Sash Weights
Sash weights are able to be replaced to improve the performance of your window sash and reduce the cost of energy. Sash weights are composed of heavy iron or lead cylinders that are encased inside a concealed cavity, and are connected via a rope to the movable window sash. They provide counterbalance which allows the window to be shut and opened without the use of electrical or mechanical devices. If they fail, sashweights are often neglected or not used by homeowners.

A weight in a sash that has fallen out of the cavity is difficult to retrieve, so you will want to find a new one that fits properly. You will also require a new piece string, a length sashcord and a few sashpulleys to secure the weights you are replacing to the cord.
Mortise and Tenon joints are used to join older wood windows. Pin punch and hammer can be used to take out the wood pegs that hold the parts together. The majority of these pegs are big on one side, but smaller on the other. It is important to first remove the smaller diameter sides. Later sashes made use of glue instead of pins. They can be cut with a knife and a mallet.
After the sash has been removed and removed, you can take off the sash stop and access the weight pocket. Usually it is done by drilling a hole near the bottom of each jamb. This hole is covered by a wooden access panel that can be cut off so that you can see the inner workings of the frame.
Once you have the sash stopped and the access panel removed, you'll be able to take off the old sash weight and replace it with new. Weigh the sash first to ensure that the weights you have may not be the right size. Once the new weight is in place, tie a string to it and then thread it through the sash pulley. Then nail the string to the frame, but only leave a few inches of string protruding from the head for future adjustments.
Sash Cords
Most old double-hung windows come with a chain or cord connected to the weights that keeps the sashes balanced within the jamb. Over time, these chains may become damaged and make it difficult to raise the windows. A new sash cable will restore the ability to raise and lower the sash, and keep it in position when opened.
The first step to replace sash cords is to find and remove the access panels in the jambs. They are usually screwed or nailed into and must be removed. You may be able to use a hammer or chisel to remove them however, it is always best to lay down dust sheets before commencing any work.
After window repair has been removed, you can begin working on the sash. Utilize a flat bar, or chisel to pull the tiny parting beads from their grooves. It's important to be patient because they are usually wedged or nailed in place. If the sash is in place, remove the mortise and tenon joints using a hammer and pin punch or screwdriver, then remove the wood pegs that are on each piece. It should now be possible to move the sash around freely, although it will probably need some lubrication if it feels stiff.
Measure the length of the sash chain or sash cord needed to reach the sash slot at the bottom of the pulley at the top of the jamb. Cut the cord or chain and attach it in Step 6 above. You can employ a hammer, screws or nails, but nails are less likely to cause damage.
If you haven't purchased an upgrade kit to replace the counterbalance system that was in place before, it's best to keep the original balancing weights in place. They're not costly and simple to install if purchased them from salvage shops for architectural use. Depending on the size and shape of your window, you might need to install one or two sashweights to keep the sash open.
